Summary:
Responsible for review and preparation of the title process from the construction of the tower, which involves obtaining documents to clear title, to the completion of the tower, which involves ordering title policies.
Provides necessary support to the Title department including overseeing any title issues relating with the Ground Lease Buyout department, assisting with the tracking and management of “Lease Up”, RSM and New Builds issues.
Essential Duties & Responsibilities:
Review title reports, including documents drafted by Title Coordinators II.
Assist Title Coordinators II and other departments with survey and title requirements along with proper procedures.
Responsible for creating and maintaining department trackers to include, Lease Up, RSM Access, Fiber Run along with New Builds for US and Canada and Ground Lease Buyouts.
Train new Title Coordinators II on title and department processes.
Prepare necessary legal documents to clear title to build towers.
Order title policies once tower construction is completed.
Update and log actions on the title tracking application.
Distribute the trackers to General Managers, Project Directors, and Site Acquisition Specialists.
Prepare and record all necessary documents.
Review title commitments and examine back up documents received to ensure accuracy.
Prepare report describing any title encumbrances encountered during examination, and outlining actions needed to clear titles.
Review surveys to ensure accuracy against legal description; corresponds with surveyor concerning questionable access; etc.
Other projects and duties as assigned.
Supervisory Responsibilities:
Implement the policies made by management.
Suggest plans for setting and achieving goals.
Assist in assigning work to team.
Motivate, guide and train subordinates.
Qualifications:

Education and/ or Experience:
High School Diploma or GED required.
AA strongly preferred or BA/BS preferred.
5+ years administrative experience supporting legal/ real estate department. Prior law firm experience preferred or 3+ years of Title experience required.
Must have demonstrated advanced knowledge and ability to work with MS Word & Excel.
Excellent written and verbal communication skills.
Experience with reading and interpreting legal documents with a working knowledge of legal terminology.
Language Skills:
Ability to read, analyze, and interpret general business periodicals, professional journals, technical journals, financial reports, and legal documents.
Mathematical Skills:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
Reasoning Ability:
Ability to define problems, collect data, establish facts, and draw valid conclusions.
Certificates/ Licenses/ Registrations:
Alta Certification Course preferred.
