We're currently seeking a Marina Manager for one of our premier communities.

Job Overview:
The Marina Manager is responsible for all operations of the marina community, managing to company objectives and operating budget, with the primary objectives of increasing the net operating income of the property, maintaining the physical asset and providing a quality boating environment for tenants and establishing a positive, productive working relationship with the property team members. The Marina Manager will promote the company's Mission Statement and ensuring adherence to all relevant policies and procedures, fostering an organizational culture aligned with corporate values.

What You'll Bring
Minimum Experience/Training/Education:

AA degree or equivalent.
3+ years of experience in marina or property management. Direct experience supervising a team of two or more.
Familiarity with boating, marinas, and the marina lifestyle.
Proficiency with budgets and financial statements; ability to adhere to budget guidelines.
Computerized accounting experience. Word processing proficiency and typing speed of 40 words per minute.


Additional Desired Qualifications:

College degree.
CMM (Certified Marina Manager).
Yardi property management software.

Equipment and Tools Used:

Computers, computer printers, telephones, fax machine, photocopier.

Physical Requirements:

Performs sedentary work.
Requires use of telephones and computers.
Must be able to climb stairs.
Occasionally requires lifting 20 pounds or less.
Must be able to walk docks (where applicable), including steps and steep gangways.
Must be able to drive to various locations as needed.
Must be able to swim


Your Responsibilities:

Customer Service & Tenant Relations

Provide exceptional service to tenants and prospective tenants.
Address tenant complaints professionally, ensuring satisfaction within company guidelines.
Assist in the slip leasing process, from initial inquiries to move-in documentation.
Organize and manage tenant functions, including social events and newsletters.
Enforce marina rules and regulations for tenants, boat vendors, and contractors.

Staff Recruitment & Management

Recruit, train, coach, and motivate team members, offering timely performance feedback.
Conduct written performance evaluations, corrective actions, and recommend promotions or compensation adjustments.
Create and monitor schedules for service employees, ensuring compliance and efficient operations.

Financial Management & Reporting

Oversee revenue growth, rent collections, and minimize delinquencies.
Monitor and approve all revenue transactions and endorse checks.
Administer late fees, manage accounts payable, and maintain Yardi and Payables Nexus reporting.
Conduct financial analysis, prepare monthly variance reports, and contribute to the annual budgeting process.
Manage property expenses and utility costs, ensuring they align with the budget.

Marketing & Leasing

Direct leasing activities, manage advertising, and maintain a competitive market knowledge.
Approve slip applications after inspections, and oversee move-ins, move-outs, and transfers.
Update the website, community network, and distribute monthly newsletters to keep tenants informed.

Compliance, Safety & Legal Affairs

Ensure the marina adheres to all local ordinances and legal standards.
Act as the property representative in court cases, including evictions, abandonments, and legal disputes.
Conduct regular safety meetings and night audits of common area lighting.
Coordinate with security for property protection and manage compliance with boater rules.

Property & Facilities Management

Conduct regular inspections of docks, restrooms, and vessels for compliance and upkeep.
Monitor and direct property service department, ensuring company standards are met.
Maintain a current assessment of the property's physical condition and participate in long-range planning.

Administrative & Additional Duties

Answer phone calls promptly and assist in on-call duties, emergencies, and weekend work as needed.
Perform other duties as required.
