Marketing Strategist, Lifecycle (Marketing)

As the Marketing Strategist, Lifecycle, you'll have a big mission – to strategize, craft, and deliver marketing campaigns that generate awareness and drive interest for community perks and resident programs. You'll take the lead on developing a marketing plan, including campaign goals, messaging, and promotions across channels.

In this role, you'll bring our “living here means living more” promise to life through compelling, inspiring, and informative marketing efforts. You are a natural promoter, with an instinct for creating interest through carefully crafted marketing campaigns. You are up-to-speed with the latest digital marketing techniques and aren't afraid to try something new. You have a need for numbers and understand how to test and tweak campaigns based on KPIs.

Essential Job Functions:

LIFECYCLE MARKETING

  • Create effective marketing campaigns for promotion across channels (including email, website, paid search, events, social media, and on-site signage), including messaging and supporting assets, that drive prospect and resident engagement and participation.
  • Create targeted messages and customer communications based on the key value propositions of resident programs.
  • Support centralized leasing by getting prospects and residents excited about our resident programs.
  • Create marketing assets, including graphics, video, social media posts, emails, and slide decks to support marketing promotions.
  • Serve as an exemplary writer, consistent with our company's brand. You write clean, concise, well-polished copy.
  • Edit and produce marketing program content, including conceptualizing the projects, writing and development, and copy-editing prior to publishing.
  • Manage resident-focused marketing programs for email campaigns, event promotion, event follow up, drip email nurture series, webinars, and content.
  • Collaborate with marketing and application support teams to maintain marketing database segmentation to ensure any communications delivered are relevant to the audience receiving them.
  • Work closely with marketing and strategic solutions teams to segment audiences for marketing campaigns.
  • Ensure all marketing programs are accurately tracked to understand impact and ROI.
  • Analyze email and campaign performance with an eye towards continuous improvement and sharing insights across the team.
  • Facilitate a marketing program retrospective following completion of each marketing program.
  • Develop split tests to understand messaging, visuals, and calls-to-action that are most effective.
  • Work with our marketing and leasing teams to become a specialist on the customer lifecycle - from web visitor to resident and everything in-between.
  • Participate in marketing technology evaluation.
  • Build and maintain marketing plan and calendar.
  • Manage and optimize marketing budget by channel.

MARKETING SUPPORT

  • Interact with marketing and graphic designers, and other internal team members to create and review all content and ensure consistent message.
  • Manage creative resources including designers, writers, and other personnel.
  • Document all processes and update as needed.
  • Develop instructional materials and how-to videos to train onsite teams in effectively executing programs and campaigns.

Minimum Qualifications/Skills:

  • 3+ years of experience in program marketing, product marketing, or digital marketing.
  • Experience using CRM and marketing automation software (Salesforce/ Pardot, Oracle/ Eloqua, Hubspot, Constant Contact, MailChimp, etc.) to drive engagement through marketing campaigns.
  • A degree in marketing, communications, or other related discipline.

Desired Qualifications/Skills:

  • Next level written and verbal communication.
  • Excellent grammar, punctuation, and spelling. You have an AP Style Guide at your side.
  • Promotional mindset that seeks to understand how to attract and engage audiences.
  • Strong knowledge of digital marketing strategy and channels.
  • Strong project management skills are required. You are comfortable with task management, achieving deadlines, understanding dependencies, and organizing project plans through to completion. Bonus points if you've used tools such as Asana, Monday, and Trello. 
  • Balancing competing priorities is your forte, and you have excellent judgement and quick decision-making skills. 
  • An eye for design and a familiarity with modern graphic design systems and tools. We use Adobe, but there are many great tools out there. You're super comfortable using our template library to design collateral yourself. 
  • You are comfortable with your work being request-driven and thrive in an environment where each day could bring something different to the queue. 
  • Happily autonomous with healthy communication skills. You love to work your project plans independently, and you keep everyone in your sphere informed of your progress. 
  • Incredible awareness of event deadlines and milestones. You understand when and in what order things need to happen and you can weave the right plan for any scenario. 
  • You're confident – gently and collaboratively defending your strategies – but you also understand the value in crowdsourcing to find the right solutions. 
  • Familiarity with real estate and multifamily operations (conventional + student housing) is ideal, but not a deal breaker. We're great teachers. 

Work Schedule: 8am-5pm, Monday-Friday, or as needed to meet business needs.

This position requires close visual acuity to perform an activity such as preparing and analyzing data and figures, viewing a computer terminal, and extensive reading. 

The ability and means to travel locally, overnight, in specific regions or states via automobile and airplane may be required.
