Construction Account Administrator II (Project Management)
Essential Functions:
Requests documentation from Loan Officers and/or builders (i.e. construction contracts, plans and specs)
Reviews all loan documents to include the Construction loan and Permanent loan Residential Loan Applications (1003), Loan Estimate (LE), Closing Disclosure (CD) and Estimated Cost Worksheet
Verifies Income Calculations and Assets listed on the 1003
Reviews Appraisal when received by mortgage
Gathers necessary information to approve builders for construction
Checks the status of builder approvals prior to loan closing
Completes Construction approvals and builder draw schedules and submits to the Department Manager for final review and underwriting
Reviews permanent loan approval and sends out a list of permanent loan conditions that need to be cleared prior to closing on the construction loan
Prepares lock-in's for Secondary Marketing on construction loans
Communicates with Builders and Mortgage Loan Officers (MLO) regarding items needed for settlement
Works with MLOs and Mortgage Closers to meet proposed close dates
Reviews construction contract and draw request and resolves issues that may arise during the construction phase
Prepares the loan summary for Department Manager
Receives signed approval and prepares the full bank approval, then uploads the approval to Encompass/Construction Loan Approval (Encompass is the mortgage software system)
Sends out the formal approval to all parties: MLO, Mortgage Processor, Loan Officer Assistant, Mortgage Closer and Mortgage Underwriter via email, with a summary on the email of items needed prior to closing (will also be uploaded to Encompass)
Provides support to MLOs and Mortgage Processors throughout the processing of the construction loan
Obeys all applicable Federal laws, rules, and regulations relating to Anti-Money Laundering (AML) including the Bank Secrecy Act (BSA)
Minimum Required Skills and Competencies:
Two years' mortgage processing experience
Experience processing Conventional and VA loans
Attention to detail
Ability to communicate in a positive and professional manner with internal and external customers and service providers
Ability to develop positive working relationships with individuals of all levels within the organization
Ability to work independently with minimum supervision
Strong organizational skills
Demonstrate proficiency using Microsoft Outlook and Word
