Maintenance Technician I - Winter 2019-20 (Project Management)
YEAR ROUND INFORMATION
PURPOSE OF POSITION: To make minor repairs and perform basic maintenance items for buildings and equipment. Perform basic preventative maintenance procedures. Assist with construction and remodel projects. Assist Level II and IIIs with more technical projects.SPECIFIC JOB REQUIREMENTS:
Capable of performing at least 4 of the listed skillsMust be 18 years oldBe able to read, write, speak and understand the English languageAble to work in close quarters, from heights or underground enclosuresAccepts direction and instruction readily, but may require full-time supervisionDemonstrates aptitude for job dutiesValid drivers license with an acceptable driving recordAble to work competently with basic hand tools
JOB DUTIES & RESPONSIBILITIES:
Helper for Levels II & IIIPainting, staining, and sanding the interior and exterior of buildingsBasic lubrication of motors and equipment (supervised)Belt adjustment and change on mechanical equipment ( supervised)Work night shifts and weekends as scheduledLearn and do the property control job, if requested or requiredDaily completion of work orders containing hours worked and materials used with a description of each job doneMust be able to do skill requirements in all areas for appropriate skill in a proficient and timely mannerOther duties as assigned.
Ability to learn how to:
Heating SkillsChange filters and check belts on the air handlersTest antifreeze in a boiler systemLubricate air handlers and know how to clean coils in unitsClean burners and heat exchangers in furnaces
Carpentry Skills
Know the different tools and be checked out on how to use and adjust themBe able to build picture and sign frames of different styles and types of woodKnow various types of wood; oak, walnut, pine, redwood, etc., and the sizes they come in (ie. 2x4)Be able to repair chairs, tables, garbage cans, and railings
Electrical Skills
Find and reset circuit breaker for tripped circuit (determine cause of problem)Ability to use Volt-Ohm meter to test circuitsTroubleshoot and locate bad switches and outlets, replace if neededCheck appliance cords to see if they are good or badChange light bulb socket or fluorescent tombstone when badBe able to find reset buttons on air handlers and garbage disposals disconnects and reset motorsKnow the terms voltage, amperage and resistance, and their definition and relationship to each otherTake basic electrical courses and pass with a c averageMust know safety procedures and lockout tag out procedures for working on or near electrical devices and circuitsKnow the difference between 3-phase and single phaseKnow the different types of light bulbs; incandescent, fluorescent, mercury, vapor, metal halide, high pressure sodium
Painting Skills
Brush and roll oil base and latex paintsMix and match paint colorsSpray paint, stains and sealersInstall, tape, patch and repair Gypsum wallboardBe familiar with and know how to use drywall toolsKnow different grades of sandpaper and which one to use on each different surface and finishSetup and work off scaffolding and ladder jacksSetup ,use , maintain and clean an airless sprayer and gunMake repairs to oak chairs and tables, and deck chairs and tablesRepair and stain garbage cans used on the mountainWear respirator and use paint boothUse scrapers, wire brushes and paint removers to prep areas to be painted
Plumbing Skills
A two pipe drain system & understand itBe able to identify the terms- compression flare, coupling, tee, ell, bushing, bell-reducer, union, street-ellStandard sizes of galvanized pipe, black pipe, copper tubing, and PVC pipe
Tile Skills
Install tile under-laymentInstall, repair, and replace tilebacker wallboardReplace baseboard tile or put stainless corners in place of original tileInstall carpet squaresReplace and repair ceiling tile glued on or dropped in place
Appliance Skills
Ability to learn how to light pilot lights, troubleshoot fireplace problems, troubleshoot range and refrigerator problems.
PHYSICAL REQUIREMENTS
Will be required to lift, maneuver, position, remove and install heavy items. Must be physically capable of performing these tasks with assistance or alone. Mechanical devices are available to assist, but may not be usable or available for use in all situationsMust be able to access various components located on any portion of a piece of equipment on top, bottom, inside, behind, etc.Must be able to travel through snow to reach a building or piece of equipment with tools, and materials necessary to complete the job
ADDITIONAL INFORMATION
Individual will provide their own hand tools (including all tools that are necessary to perform at the level for which they are hired.) Employee must be willing to work various shifts. : The resort operates seven days a week. Work schedules will include weekends, on call, holidays, and night shifts. Must be able to speak and understand English. Must be able to read and write English.
