Director of Global Planning & Real Estate (Finance)
Position Summary
The Director of Global Planning & Real Estate leads a Center of Excellence (COE) team that engages with Illumina's functional businesses to translate their business plans in multi-year facilities requirements, real estate strategies and plans. Key global coordination and planning objectives include aligning to Illumina's product development road map along with sales and product manufacturing plans and ensuring real estate and technical spaces are planned for and on-line in time to meet the needs of Illumina's growing business.
In addition to the translation of business needs/plans into global real estate and global facilities plans, other core responsibilities of the team managed by the Director of Global Planning & Real Estate are as follow.
The facilities planning function creates and administers tools and processes that support and enable regional planning teams (which own site-level, 18 month, space allocation and planning deliverables) to plan in a manner such that the global roll-up of data and plans can easily be facilitated and create corporate level business insight. Additionally, the global master planning function leads the strategic planning processes that looks beyond the 18-month window to create 3 to 5-year real estate plans by site and by function.
The global real estate function is responsible for driving executive alignment around a 5-year global real estate strategy at Illumina, managing the optimization of Illumina's real estate portfolio and executing global site selection and real estate transactions where necessary. Additionally, the global real estate function manages the contract and performance management program of Illumina's outsourced brokerage services provider.
The global lease administration function is responsible for global lease administration, lease audit, global rent review, and sublease/sub-tenant administration. This function manages the contract and performance management program of Illumina's outsourced lease administration services provider.
In leading a global center of excellence function, the Director of Global Planning & Real Estate ensures that their team understands, and partners well with Global Facilities regional teams, other COE functions, and Global Facilities partners (i.e. HR, Finance, GIS, Procurement).
Responsibilities
• Establishing a 5-year real estate master plan by site. This is a rolling plan that is updated annually and is supported by executive management.
• Establishing a 3-year detailed technical space plan by function (research, product development, manufacturing, and commercial) and by site that both identifies technical space requirements and lays out a plan for where those space and infrastructure needs will be met along with timing and rough capital cost estimates for implementing them.
• Oversite of global real estate transactions.
• Administration of a global planning program and reporting process that regularly rolls-up and summarizes site level plans to global consolidated views.
• Oversees global workplace programs including Hub & Hybrid.
• Establish and maintain global tool system governance programs for Archibus and the Lease Administration tool.
• Service contract management and performance management of a global brokerage supplier contract.
• Service contract management of performance management of Lease Administration supplier contract.
• Establish and administer a global monthly rent-roll review program.
Capabilities
Thorough understanding of real estate transactions, transaction suppliers, and real estate markets.
Ability to facilitate alignment with executives around multi-year master real estate plans and strategies.
Ability to understand and balance corporate/global level issues with nuanced regional and local delivery needs in the creation and administration of global standards, process, and support programs.
Strong interpersonal and cross-functional engagement, problem solving and team-building skills. Proven track record in facilitating successful cross functional initiatives across competing demands and priorities.
Ability to work with and deliver success leveraging consulting resources particularly in building related environments (architects, engineers, contractors, and related consultants).
Familiarity with program oversite of space planning and lease administration tool sets including the ability to establish tool governance programs and a system roadmap.
Education & Experience:
15-20 years of experience and a proven track record leading master planning, real estate teams and functions or other closely related corporate facilities planning functions. Experience leading global COE programs and experience working in medical device, biotech, or other GLP/GMP business environments strongly preferred.
Architectural, engineering other related B.S. degree or higher. MS/MBA preferred.
