Director of Maintenance (Maintenance)
Responsible for the general maintenance of all buildings to ensure compliance with state and federal regulations.
Plans, organizes and directs the operation, maintenance and repair of heating and air conditioning equipment in facilities.
Selects, plans, assigns, supervises and evaluates the work of department employees.
Inspects construction repair work in progress to ensure quality of workmanship, compliance with codes and adherence to working drawings.
Prepares specifications of material, equipment and work to be purchased or contracted; reviews bids submitted and recommends the purchase of supplies, materials, equipment and services to the Administrator.
Monitor and stay within departmental budget for each facility.
Maintain inventory of necessary supplies, parts, equipment and/or tools.
Assists and/or conducts department inspections.
Directs and monitors the activities of maintenance staff, contractors, purchasing and technical activities.
Ensures compliance with fire and life safety codes.
Coordinates activities with other departments.
Responsible for training of maintenance staff. Initiates and develops continuing education programs for staff.
May assist in various maintenance activities.
KNOWLEDGE, SKILLS AND ABILITIES
Knowledge of:
Building and facility maintenance and modification procedures, methods, work processes and standards.
Specialized knowledge of methods, techniques used in the installation, maintenance, repair and modification of electrical, mechanical, plumbing, heating and air conditioning systems and the techniques used in the maintenance, installation and modification of building structures.
Materials, tools and equipment used in building maintenance, repair and custodial activities.
Occupational safety hazards and necessary safety precautions.
Fire and life safety codes.
Principles and practices used in the administration of building and grounds operation, maintenance, construction and energy conservation programs
Laws, codes, regulations and directives used in buildings and grounds administration.
Creative Care policies and procedures.
Skill in:
Planning, organizing, utilization and management of manpower and equipment with prescribed budgetary requirements and established standards.
Identification and resolution of operational, procedural and personnel problems.
Ability to:
Plan, organize, and administer the Maintenance Department.
Plan, assign, supervise and evaluate work of subordinates.
Maintain complete and accurate records and prepare clear and concise reports.
Make detail inspections of the quality of work performed and answer technical problems related to maintenance, repair and construction activities.
Operate and use tools and equipment.
Analyze administrative, organizational and personnel situations and determine appropriate or alternative actions.
Communicate clearly and concisely, both orally and in writing.
Ability to establish and maintain effective working relationships with those contacted in the course of work.
WORK CONTACTS
Regular contacts with associate personnel, vendors, sales representatives and contractors.
WORKING CONDITIONS/PHYSICAL REQUIREMENTS
Must be able to stand and walk for long periods of time. Sitting for short periods of time.
Must be able to climb, stoop, kneel, bend, stretch and reach frequently.
Requires the use of tools or equipment requiring a high degree of dexterity and ability to climb ladders.
Involves frequent lifting of 25-75 lbs.
May perform moderate to strenuous manual labor in the performance of duties.
Work is subject to call-back or on call status and irregular schedules to include completion of work assignment on weekends and/or holidays.
Sufficient personal mobility and physical reflexes which permits the employee to work in areas with only artificial light, to work within a tightly enclosed area, such as closets and small offices, and to work on ladders and/or roof areas.
REQUIRED MINIMUM EDUCATION, EXPERIENCE AND TRAINING
High school diploma/GED preferred.
Five to seven years of experience in building or facility system operation and maintenance, including at least two years supervisory or administrative experience.
Or any equivalent combination of education, experience, and training which provides the required knowledge, skills and abilities will be considered in meeting the minimum qualifications.
Safety-sensitive position pursuant to A.R.S. 23-493.
SPECIAL JOB REQUIREMENT(S)
Obtain/maintain Arizona Department of Public Safety Fingerprint Card at employee's expense.
Complete annual Tuberculosis Testing.
Complete required 12 hours of annual in-service training.
